GREEN CHANNEL

1.“Green Channel” introduced for the following categories of developments dealt in CMDA:-

  1. Ordinary residential building (i.e. Stilt Floor (Car parking) + Two Floors building with dwelling units not exceeding 4 Nos. only).
  2. Special Building proposals with
    1. Residential buildings with dwelling units not exceeding Twenty Five numbers.
    2. Commercial Buildings with floor area not exceeding 1000 sq.mts.

2. The applications under Green Channel shall satisfy the following conditions:-

  1. The site shall be a vacant one or would become vacant when proposed demolitions of all the structures are carried out.  In cases of stand alone buildings (the buildings which could physically remain even after construction of the proposed building) the building should have been demolished before the issue of Planning Permission.  Where the proposed construction cannot take place without demolishing the existing buildings, demolition plan and a Deed shall be furnished.  In this case, the Local Body concerned will be requested by CMDA to ensure that the applicant obtain sanction for the demolition plan before getting building license.
  2. The site shall be an approved sub-division (evidenced by a copy of the approved sub-division plan), or shall be in existence as such prior to 05.08.1975 (evidenced by Patta and documents).
